Will the building allow it?
Most Dubai towers need building management approval for a partition, and some need more than that. Work started without it can be stopped and taken down.
We prepare the drawing and raise the approval before day one.
A gypsum partition in Dubai is quick to build and easy to get wrong. The building has to approve it, the new room needs air and power, and the wall should feel solid rather than hollow. We handle the building approval first, then build a partition that looks as if it was always there.
A partition takes a few days to build and a long time to regret if these are skipped. We go through each one at the survey.

A room with no AC outlet or return air becomes the hottest room in the flat. Check where the nearest vent is before choosing the wall line.
Moving a duct later costs more than planning for it now.
Splitting a room can leave one side with no window. That suits a store room or study. It is less pleasant for somewhere you spend the day.
Cables and back boxes go in while the frame is open. Adding them after the boards are up means cutting into the new wall.
If the landlord wants the flat returned to its original layout, the partition should be built so it comes out cleanly.
Agree removal with your landlord in writing before we start.
Dubai authorities have acted against partitions used to overcrowd flats, so building management will ask what the new room is for. Getting approval before building protects you as much as us.
General guidance for Dubai property owners and tenants, not legal advice.
Most partitions look the same once painted. What is inside the wall decides how it sounds, how it copes with moisture and how long it lasts.
Metal studs with gypsum board on both sides. Quick to build and right for most room splits, store rooms and walk-in wardrobes.
Insulation in the cavity and double boards on each side. Much quieter, and the wall feels far more solid to the touch.
Moisture-resistant board for walls near bathrooms, kitchens and laundry areas, where standard board softens over time.
A framed opening for a door, a glass panel or a strip of glazing, so the new room keeps some daylight.
Two partitions can look identical on handover day. The difference shows the first time someone closes a door hard or hangs a shelf.
Wider stud spacing saves material and time. It also gives you a wall that flexes when you lean on it and cracks along the joints.
Without insulation the wall acts like a drum and carries voices straight through. Acoustic insulation costs little next to how much quieter it makes the room.
A door slammed in a light frame shakes the whole wall. Extra studs around the opening stop the cracks that appear above the frame.
A partition should be fixed to the concrete slab above, not to the false ceiling. Otherwise it moves whenever the ceiling does.
Cables planned before boarding go in cleanly. Added later, they mean cutting holes in a wall you have just paid for.
Board joints need tape, jointing compound and sanding before paint. Skip a stage and the lines show through the paint within months.
The approval comes before the first stud goes up.
We measure the room, check the slab, AC vents, windows and sockets, and talk through what the room is for.
You get a drawing and a written quote. We raise the building approval using the same drawing.
Metal frame fixed to the floor and slab, door openings reinforced, cables and back boxes run.
Insulation in the cavity where it is needed, then gypsum board fixed on both sides.
Joints taped, filled and sanded, ready for paint. Ask us to paint it during the same project.
Both divide a room. In an apartment the choice usually comes down to what the building allows, how quickly you need it and whether the wall might need to come out one day.
In almost every building, yes. Building management approval is standard, and some buildings and communities ask for more. We prepare the drawing and handle the application before any work starts.
Once approval is in place, most apartment partitions are built in a few days. We give you the timeline with the quote.
Yes. Gypsum partitions come out far more cleanly than blockwork. If your landlord wants the original layout back, tell us at the survey so we build with that in mind.
A standard partition with an empty cavity carries sound. For bedrooms and offices we recommend insulation and double boards, which make a clear difference.
Yes. Doors are framed in during the build, and our electricians and AC team can add sockets, lights and a cooling point as part of the same project.
It depends on the length and height of the wall, the partition type, and any door, glass or electrical work. You get a written quote after the free survey.

A photo of the room, a rough sketch of the wall line and what the new space is for is enough to start. Tell us if it is an apartment, villa or office.
A new room usually needs light, power and cooling, then paint. Booked together, the trades follow each other without gaps.
