Hangers set too far apart, or board that got wet, lets the ceiling drop between fixings. It gets worse, not better.

Ask where the access panels go and how big they are. A panel too small for a technician is not really access.
No access means cutting the ceiling at the first AC service.
Cove lighting usually fails at the driver first. It should sit where it can be reached without opening the ceiling.
Bathrooms and kitchens need moisture-resistant board. Standard board there softens and sags over time.
Ceiling work in towers needs approval and set working hours. If it is left to you, the job can stall before it starts.
If you are also painting or changing lights, book the ceiling first. It saves repainting walls after ceiling dust and avoids a second electrician visit.
