Most of what we get called out for in July was visible in March. A drain running slow, a coil filling with dust, a breaker running warm. None of it stops you using the flat, so none of it gets fixed, and then all of it fails in the same week. An annual maintenance contract covers scheduled servicing across every trade you actually have, plus minor callouts as they come up. Visits are planned around your building's access rules rather than booked in a panic. It suits landlords with more than one unit, holiday-let operators, and anyone who has worked out that the third emergency of the year costs more than a whole year of planned work.
