All fourteen trades are on our own payroll. So when a bathroom in a Dubai apartment needs a plumber, a tiler and an electrician, you deal with one maintenance company and get one bill.
Six problems account for most of the calls we get in Dubai. Each has a likely cause, and knowing it before anyone quotes you is worth the two minutes.
A ceiling stain that keeps growing
Nine times out of ten it is a condensate drain, either yours or the flat above. Water tracks along the gypsum before it shows, so the wet patch is rarely above the actual leak. Left alone it becomes a ceiling replacement rather than a drain flush.
A breaker that trips and will not hold
Something on that circuit is drawing more than it should, or there is a short. A breaker that holds after three resets has not been fixed, it has been persuaded. Switch that circuit off and call before it becomes a burnt DB board.
AC that has needed gas twice this year
A sealed system does not consume refrigerant. If it needs topping up every few months there is a leak, and every top-up is you paying for the same unfixed fault again. A leak test costs less than the third refill.
A drain that clears, then blocks again
Rodding a blockage removes the symptom. If it comes back within weeks the cause is usually a fall problem, a crushed section, or grease bound onto a rough joint. That needs finding, not clearing.
Paint bubbling near a window or AC grille
Almost always moisture behind the wall rather than bad paint. Repainting over it lasts one summer. Dubai humidity against a cold surface means condensation inside the wall, and the fix is upstream of the roller.
Doors and wardrobes that stopped closing
Buildings move and cheap hinges give up in the heat. Usually it is an alignment job of half an hour. Force it for another month and it becomes a new leaf and frame.

Our own staff, in our own shirts. No day-rate subcontractors, no different face every visit. The technician who quotes your job is on the same payroll as the one who finishes it.
What you pay
A written number before we start, and that number on the invoice. If the job is bigger than the photos showed, we stop and re-quote rather than adding it to the bill.
Almost nobody complains about the actual repair. Ask anyone in Dubai about home maintenance and the story is the same: the price changed, or nobody turned up.
We turn up when we said
If the technician is running late you get a phone call. Traffic on Sheikh Zayed happens. Silence should not.
The quote is the invoice
No call-out surcharge, no parking charge, no weekend rate. The number you approve is the number you pay.
Fixed properly, not patched
A drain that keeps blocking has a reason. We would rather spend an extra hour finding it than come back three times.

Maintenance in Dubai fails differently depending on what you live in. Knowing which of these you are saves a conversation.
Apartment
Tower flats share risers, so a leak two floors up becomes your ceiling. Building management usually wants an NOC before any drilling or partition work, and access runs through a service lift on booked slots.

Villa
More systems, and more of them outdoors. Ducted AC with long runs, a water tank and pump, garden lighting and irrigation. Nothing is shared, so nothing gets fixed by the building. Villa maintenance in Dubai is all yours.

Office or retail
Work happens outside business hours or you lose a day of trading. Cassette AC, glass partitions, cove lighting, and a DB board carrying far more load than any home. Fit-out changes usually need landlord and building approval first.

Turnaround between guests is the whole job. Faults get reported late, by someone who does not live there, so small problems arrive as emergencies. Service between tenancies rather than on a calendar.

One Number Instead of Four
Whether it is a dripping tap on a Tuesday or a whole villa stripped back and redone, you are dealing with the same two people the entire time.
Most of what we get called out for in July was visible in March. A drain running slow, a coil filling with dust, a breaker running warm. None of it stops you using the flat, so none of it gets fixed, and then all of it fails in the same week.
An annual maintenance contract covers scheduled servicing across every trade you actually have, plus minor callouts as they come up. Visits are planned around your building's access rules rather than booked in a panic.
It suits landlords with more than one unit, holiday-let operators, and anyone who has worked out that the third emergency of the year costs more than a whole year of planned work.
No travel charge for any of these. Outside them, ring us and we will tell you honestly whether it is worth the trip.
Dubai is not one maintenance market. A 1990s Deira building and a two-year-old Marina tower fail in completely different ways, and the fix is rarely the same. These are the areas we cover, and what we are usually called out for in each.

Urgent jobs go to the front of the queue, such as an AC failure, an active leak or a breaker that will not hold, and we will usually be there the same day. Planned work is normally within two or three days, longer through the middle of summer when every competent company in Dubai is booked out.
Yes, most of our work is in occupied properties. Floors get covered, dust is contained, and the place is swept before we leave. For offices we work evenings and weekends so nobody loses a trading day.
It depends on your tenancy contract, but the usual split in Dubai is that the landlord covers major systems and structural faults while the tenant covers minor maintenance and anything they caused. Check your contract first. We will invoice whichever of you is paying.
Yes. Most Dubai towers require an NOC before drilling, partition work, or anything touching the risers. We deal with building management directly rather than leaving it with you, and we start once it is approved.
We stop and tell you. You get a revised quote before we carry on, and nothing outside the approved scope reaches the invoice. This is the single most common complaint about maintenance in Dubai and it is entirely avoidable.
Saturday to Thursday, eight in the morning to eight at night, and Friday afternoons from two. For anything urgent outside those hours, ring rather than message.
