Why tiles fail
Why tiles crack, lift and sound hollow
Tiles are hard-wearing. When they fail, it is almost always because of what is underneath.
Spot-bonded instead of full cover
A few dabs of adhesive under each tile leaves air gaps. The tile sounds hollow when tapped and cracks under weight.
No movement joints
Large tiled floors expand in the heat. Without movement joints at the edges and across wide areas, they push up and crack.
No waterproofing in the shower
Grout is not waterproof. Without a membrane underneath, water gets behind shower tiles and into the wall or the flat below.
The wrong grout in wet areas
Standard grout stains, cracks and grows mould in showers. Wet areas need grout made for water and a proper seal.
One cracked tile is not always one tile
Before replacing a cracked tile we tap the tiles around it. If they sound hollow, the problem is the bond, and the fix is bigger than one tile. You hear that before you pay for anything.

Tile over or strip out?
Tiling over old tiles or starting fresh
Laying new tiles over old ones is quicker and less messy, and sometimes it is the right call. Sometimes it just buries the problem. We check which before we quote.
Tile over the old
- Less dust, noise and waste.
- Only works if the old tiles are firmly bonded.
- Raises the floor, so doors may need trimming.
- Hides any damp or hollow tiles underneath.
Strip and retile
- Base checked and levelled properly.
- Waterproofing renewed in wet areas.
- No change in floor height.
- More work, but nothing hidden.

Usually, yes, if you have a spare or we can find a match. We tap the tiles around it first, because a hollow-sounding area means a wider bond problem.
We can supply them, or fit tiles you have chosen yourself. If you buy your own, order a few extra for cuts and breakages.
It depends on the size and whether the old tiles and waterproofing need removing. We give you the number of days with the quote, including drying time.
For removing old tiles or any noisy, dusty work, most Dubai towers ask for approval. We raise it with building management for you.
