Which false ceiling suits the room?

Every ceiling starts as a metal frame and gypsum board. The design on top of that decides the look, the lighting and the price.

Flat gypsum ceiling

A clean, level ceiling that hides uneven concrete, cables and pipework. The base for recessed spotlights.

Cove ceiling with hidden LED

A dropped border or tray with LED strip lighting tucked into the edge, washing soft light across the ceiling.

Two or more levels, curves or bulkheads that mark out areas in an open space, such as dining and seating.

Signs a ceiling was rushed

Most ceiling problems show up in the first year or two. These are the ones we are asked to fix most often.

Cracks in straight lines

Straight cracks follow the board joints. They mean the joints were taped without enough compound, or the frame moves every time the AC cycles.

Brown water stains

A stain usually comes from an AC drain or a pipe above. The ceiling is only the messenger. The leak has to be fixed before the patch is painted.

A ceiling that sags or dips

Hangers set too far apart, or board that got wet, lets the ceiling drop between fixings. It gets worse, not better.

No way to reach the AC

Ducted units and valves sealed behind board with no access panel mean cutting into the ceiling at every service.

Cove lights that flicker or die

An LED driver buried in the ceiling with no way to reach it turns a small electrical fix into ceiling work.

Mould around AC grilles

Cold air meeting humid air leaves condensation around grilles. Without insulation and the right paint, black marks follow.

A good ceiling is mostly planning. By the time the boards go on, the important decisions have already been made.

Access panels planned first

Every AC unit, damper and valve above the ceiling gets a panel where a technician can actually reach it, not wherever it was easiest to leave a gap.

Lighting

Lighting drawn before framing

Spotlight positions, cove runs and driver locations are fixed before the frame goes up, so nothing is cut into finished board.

Frame

Hangers fixed to the slab

The frame hangs from the concrete slab at close enough spacing to stay flat, and takes no load from walls or ducts.

Moisture

The right board in wet rooms

Moisture-resistant board goes wherever there is steam or water nearby, including under AC drain lines.

Finish

Joints fully finished

Tape, jointing compound and sanding on every joint, then primer and paint. This is what stops the straight-line cracks.

Five questions to ask about any ceiling quote

Ceiling quotes in Dubai vary a lot, and most of the difference is in what gets left out. These questions bring it into the open.

What does the square-foot rate include?

Some rates cover the frame and board only. Paint, cove details, access panels and lights are then added on later.

How will the AC be serviced afterwards?

Ask where the access panels go and how big they are. A panel too small for a technician is not really access.

Why it matters:

No access means cutting the ceiling at the first AC service.

Where do the LED drivers go?

Cove lighting usually fails at the driver first. It should sit where it can be reached without opening the ceiling.

Which board goes in wet areas?

Bathrooms and kitchens need moisture-resistant board. Standard board there softens and sags over time.

Who handles the building NOC?

Ceiling work in towers needs approval and set working hours. If it is left to you, the job can stall before it starts.

One practical note on order

If you are also painting or changing lights, book the ceiling first. It saves repainting walls after ceiling dust and avoids a second electrician visit.

False ceilings are priced per square foot. The rate depends on the design, the number of levels, cove lighting, access panels and the finish. You get a written price after the free survey.

A plain ceiling in one or two rooms is often a few days of work. Multi-level designs and whole apartments take longer. The timeline is on your quote.

Gypsum work does create dust, mostly during sanding. We cover floors and furniture, close off the room where we can and clear up before we leave.

Yes, with the landlord's agreement and building approval. We can supply the drawing you need to ask for both.

Yes. Our electricians fit the spotlights, cove LED strips and drivers as part of the same project, so the ceiling and lights are planned together.

Yes. We find the cause first, whether that is the joints, movement or a leak above, then repair and repaint the area so it blends in.
