Six signs you are buying a new unit, not another repair

Nobody wants to be told to replace something. These are the cases where another repair is just a deposit on the same conversation next summer.

The unit is past ten years old and needs a major part

Compressors, fan motors and control boards are the expensive three. Once a unit that age needs one of them, the repair is a meaningful fraction of a new system, and the rest of the unit is the same age as the part that just failed.

It runs R22 refrigerant

R22 is being phased out worldwide. It is getting scarcer and dearer every year, so a leak on an R22 system is a problem that compounds. If your unit is old enough to run it, replacement is usually the cheaper path once you look past this month.

You have topped up the gas more than twice

A sealed system does not consume refrigerant. Repeated top-ups mean a leak, and on older units the leak is often in the coil itself rather than a joint. A coil replacement on a ten-year-old unit rarely makes sense.

The electricity bill climbs every summer

Compressors lose efficiency as they wear. The unit still cools, it just takes longer and works harder to do it. That shows up on DEWA long before it shows up as a breakdown.

It was never the right size for the room

An oversized unit cools the air fast, switches off, and never runs long enough to pull the humidity out. The room feels cold and clammy at once. No repair fixes this, because nothing is broken.

The indoor unit smells no matter how often it is cleaned

Once mould has established inside the coil fins and the drain pan, cleaning buys you a few weeks. On an older unit that has been left wet through several summers, the honest answer is replacement.

Scope of work

What is in the quote, and what is not

Worth comparing against any other quote you have. AC installation means very different things depending on who is quoting it.

Included in the installation

  • Site survey and heat-load sizing before quoting.
  • Wall bracket, mounting and vibration isolation.
  • Copper line set, insulated to full thickness.
  • Nitrogen pressure test to prove the joints hold.
  • Vacuum down to remove air and moisture before charging.
  • Refrigerant charged to the manufacturer's weight.
  • Condensate drain run with proper fall, tested with water.
  • Dedicated breaker and correct cable, checked at the board.
  • Commissioning: temperature split measured and recorded.

Quoted separately

  • Core drilling through structural walls.
  • Pipe runs longer than a standard installation.
  • Condensate pumps where gravity drainage is not possible.
  • Electrical work beyond the existing circuit.
  • Scaffolding or rope access for high-level condensers.
  • Making good and painting after core drilling.

Nothing in the second column appears on your invoice unless you approved it first.

System types

Split, multi-split, ducted or cassette

Most Dubai apartments get a wall-mounted split. The others come up more often than people expect, and picking wrong is expensive to undo.

Wall-mounted split

One indoor unit, one outdoor. The default for apartments and single rooms, easiest to service and cheapest to replace when the time comes.

Multi-split

Several indoor units running from one outdoor unit. Useful where balcony or roof space only allows one condenser, which is common in newer towers. Harder to diagnose when something fails, because the units share a circuit.

Ducted

Concealed unit in the ceiling void feeding several rooms through ductwork. Standard in villas and larger apartments. Quiet and invisible, but the duct runs collect dust and need servicing more often than a split.

Cassette

Ceiling-mounted, blowing in four directions. Mostly offices, shops and clinics where a wall unit would look wrong or cannot cover the floor area.

Why a bad installation takes eight months to show

A split unit that would last fifteen years in a temperate climate often starts giving trouble here at year six.

Size

Sizing is guessed, not calculated

The fastest way to quote an AC is to look at the room and name a capacity. It is also how most units end up oversized, because a bigger number sounds safer. An oversized unit short-cycles: it hits temperature quickly, shuts off, and never runs long enough to dehumidify. In Dubai humidity that means a cold room that still feels damp, and a compressor doing far more starts than it was designed for.

Moisture

Moisture is left inside the system

This is the one that separates a proper installation from a fast one. Before refrigerant goes in, the lines must be vacuumed down to pull out air and water vapour. Skipping it takes twenty minutes off the job and leaves moisture inside, which forms acid, which eats the compressor from the inside. The unit works perfectly for months, then fails in a way nobody connects to installation day.

Drain

The drain has no fall

Condensate moves by gravity. A drain line run flat or, worse, uphill over a joist will back up into the indoor unit and out through your ceiling. Dubai humidity means these units produce a serious volume of water, so a drain that would cope in a milder climate fails here.

Outdoor

The condenser cannot breathe

Outdoor units reject heat. Boxed into an enclosed balcony, pushed against a wall, or sat under a low canopy, they re-ingest their own hot air and the whole system loses efficiency. The unit is not faulty. It is suffocating.

Salt air

Salt air is not accounted for

Within roughly ten kilometres of the coast, in Marina, JLT, Jumeirah, Palm and the rest, salt attacks the aluminium fins of the condenser. Standard coils corrode years earlier than inland. Coated coils cost more upfront and are the correct specification here.

Insulation

The insulation is too thin

The suction line runs cold and must be fully insulated along its whole length, including behind the wall. Thin or gapped insulation sweats, and that water runs down inside the wall where nobody sees it until the paint bubbles.

Free survey

We measure the room, check the electrical supply, look at where the condenser can actually go, and work out the drain route. This is where the sizing is decided, and it cannot be done over the phone.

Written quote

Unit, capacity, scope of work and anything that falls outside it, all in writing before you commit. If a building NOC is needed we raise it at this point.

03 03

Installation day

Floors and furniture covered before the toolbox opens. Brackets, line set, drain and electrical run. Nitrogen pressure test, then vacuum, then charge.

Commissioning

We measure the temperature difference across the coil, run water through the drain to prove it clears, and check the unit through a full cycle with you there. Warranty starts that day.

Read this before you accept a quote

Five questions that separate the quotes

Installation quotes in Dubai vary far more than the units themselves do, because most of the difference is in work you cannot see afterwards. These are the questions worth asking.

What capacity, and how did you arrive at it?

A proper answer references the room dimensions, the glazing, which direction it faces and how many people use it. An answer that is only a number is a guess.

Why it matters:

Oversizing is the single most common installation fault in Dubai, and it cannot be corrected afterwards.

Will you vacuum the system before charging?

The answer should be an immediate yes, along with how long they hold the vacuum. If the question causes hesitation, that tells you what you need to know.

Nitrogen pressure test first to prove the joints, then vacuum, then charge to the manufacturer's stated weight.

Where is the condenser going, and what clearance will it have?

Ask them to point at the spot. If it is going into an enclosed balcony or hard against a wall, ask what clearance the manufacturer specifies.

Who covers what, and for how long?

The unit carries a manufacturer warranty. The installation carries the contractor's own. They are different things and both should be in writing.

How is the condensate draining?

There should be a route and a fall. If the answer is vague, that is where your ceiling stain comes from in eighteen months.

One last practical thing: timing

Book replacement work between November and March if you can. Everything is available, nobody is rushing, and you are not waiting behind a queue of emergency callouts.

A sealed refrigerant system does not consume gas. Repeated top-ups are paying for the same unfixed fault over and over.

Most of what we get called out for in July was visible in March. A drain running slow, a coil filling with dust, a breaker running warm. None of it stops you using the flat, so none of it gets fixed, and then all of it fails in the same week. An annual maintenance contract covers scheduled servicing across every trade you actually have, plus minor callouts as they come up. A straightforward wall-mounted split replacement is usually a single visit of a few hours. New pipework through walls, ducted systems or multi-split runs take longer, and we will tell you which yours is at the survey rather than on the day.

It depends on the unit, its capacity, the pipe run and any drilling or electrical work. Send a photo of the room and the wall where the unit would go on WhatsApp, and we reply with a price or book a free survey.

In most Dubai towers, yes, for drilling, core cutting or anything on the facade. We raise it with building management rather than leaving it with you, and we schedule around their approved working hours and service lift slots.

It depends on the room area, ceiling height, glazing, which way it faces and how many people use it. West-facing rooms with large windows need more capacity than the floor area alone suggests. We size it at the survey rather than guessing from a photo.
